Well we have had so much Rain this summer and we get 3 inches at a Time,,
The Ditches are full .
Today one of my Renters in a upstairs apartment , came down and said, I have a Bulge in my Ceiling,  Went right up there and hubby too.
The plaster was cracking,  Not a good thing, My Husband pulled some of the plaster off the area , and the lathe,  was cracked,and a board was sticking out,,
This was way beyond us,,  so we called a Contractor he was there ASAP
We have had no leakage we have a flat roof and we had it rubberized,,
He came and thinks we have a Cracked Truss, from Water that is sitting on the roof, We had another bad storm come Through last night with tons of rain...
We bought pumps he will put up tomorrow morn, and go up Through the crawlspace,  and go on the roof to see what the issue might be.
He talked about coming Through the roof, if it was a load spot issue with rain not getting off the roof fast enough,,and to much weight on the roof.
This all sounds very expensive to me,,  but needs attention asap,
We braced up the board  that is showing Through the ceiling,  until tommorrow.
Don't know what tomorrows news will be, But I am sure hoping Insurance covers this, need to call the Insurance company tomorrow am,.
Wow what a day,,
but the good news is We are healthy, and have a smile on our face,, and will deal with what ever news comes our way tomorrow.

I'll trade your rain for what we have coming, I thought that someone killed EARL! Well they didn't do a very good job! He is on the move and headed our direction. We should be getting 5 - 10 + inches from this one. At least it won't be like TS Ernesto in 2006. That one resulted in 23.5 inches from that storm but 24 hours earlier we had a major thunder storm that dropped 13 inches so in a 48 hour period we had @ 37 inches of rain. That caused a lot of flooding in this area. Don't want to see that again.

I would hate to see a flat roof with that much rain!

Sorry to hear that MMM.  I've been praying for rain! Shocked  It been dry here all summer.  Finally getting a little rain, but it's still dry.  A friend was digging a post hole the other day and didn't find any moisture in the ground down to 3 foot deep.  It's dry!  But, that's not uncommon here in these rocks.....I mean dirt.  Roll Eyes

I turned it into the Insurance company this am,,
this is our Building downtown that is a half a block long,,
and has 14 ceilings and is really old but wonderful,,,

If it is a RAfter that is distroyed,,  it will be major,, they will go thru the rubber roof and in the ceiling of the apt as well,,  to resupport the roof.

I am crossing my fingers, that insurance covers this,
We have the builder construction company assessing it today, and he will give our report,,
and the Insurance company is  getting the info the a adjuster, to work with the builder, to see how it is classified under perils,,

Hey, sh-t happens,,
We have had so much rain this summer we have not had to water our garden one time,,,  everytime we get a storm at least once a week, we have flash flood warnings,,

This is one of those things cant do nothing about but fix it,,
So if Insurance covers it,, I will be a very happy girl,
If not,, I will have to hold off on toys for a while,, lol

I will keep everyone posted, as to what we find out,,

MMM...keeping my fingers crossed for you BUT.....in a past like, I was an insurance investigator....and the short answer is...normally...if the damage is caused by an unforseen event external to the insured structure...covered . but if the damage is from a failing of the structure, wood rot, just old age...wear and tear...probably not...so see if you can conjure up some outside force...such as improper application of the roof...allowed water to enter...the weight of the water on the roof caused the beam to break...that would be good news!...so make sure you have your contractor voice his opinion as to what caused this...and I suspect the weight of water..what is that about 7 lbs a gallon...could have easily caused this

Thank you for your concern bout the hurricane, will do, have experience since loosing our home to Andrew in 92. People here tell me I prepare too much!

As fare as your roof/ceiling, water weighs 8.34 pounds a gallon or 62.43 pounds per cubic foot. So if your roof trapped an area of water 20 foot by 48 foot by 4 inches ( 576" x 240" x 4)/(12x12x12 or 1728) = 320 x 62.43 = 19,977.6) that would be the equivalent of 320 cubic feet of water or 19,977.6 pounds of load from water, if you only had 2 inches of water you are still talking a weight of 9988.8 pounds of extra load on the roof.  It is possible that the roof installers may have blocked off or changed the runoff angles that could have possibly led to the roof holding water and causing load damage. I hope that that is the case. 

BTW - your shop wouldn't be across the street from Kraus Reality would it?  Cool Cool

I'm a newbie to this arena, but sort of a vet to the construction world.  It doesn't sound as bad as it looks.  With a support jack in place, match the 2 broken pieces together.  With the same size material as the trusses are scab a 8' piece between the broken truss.  Make sure you use plenty of nails 6" apart for the top row and a row below that one nailing in between the top row.  As for the roof not having enough pitch to run off effectively, I can only give you a temporary solution.

Yes my shop is right across from KA,,,,

Ok the contractor was there today, went on top of the roof and we had water past there knees,,,
something had clogged the sewer drain that is in the middle of the roof in a low area for deliberate  running into the sewer..
it was clogged so every bad rain we have had in teh past 2 weeks was sitting on top of my building,, the water weight is causing the issure on the support trusses.
The contractor figured we over 1000 gallons on the roof,  they unclgged the drain and it ran for 2 hours straight they left the info with my son,,,
I was at the dentist with my husband as he had oral surgery today, my awesome son , as the clog was unclogged had water running in around the pipe from the force on top,,  of the roof,, so he put at least 25 buckets in place,,, to catch all the water,,

The contractors would not go in the attic, with that much water coming thru,,
they will be back tomorrow,,  we had not one drop of water come in untill they unclogged the drain,,, but it was like the drain could not handle it and it came pouring in,,,

Charles,, what is your take on this,, The contractor said that there was very lil debris on the roof,, but we have had some nasty storms, and the night before all this happend we had really high winds and alot of trees came down . So maybe something blew in it,, not sure..

we have a foam roof,  and the contractor talked alot of stuff to my son,, about if they go thru the foam roof we will need to replace the whole roof,, ect..
and all i can do is see $$ signs,,
But tonight the most important thing is taking care of my Honey and keeping him comfortable,.
We are awaiting a phone call from our insurance adjuster too,, and will hook him and the contractor together,,,
The contractor said he knows all the inside stuff will be covered with teh water damage,, now that we have water in,, the building,,
So we will just wait and see,, and tomorow we will have a clearer picture,,
